We are a California-based design house led by two female co-founders with complementary vision, and strengthened by the builders, makers, and creative minds who shape the process with us. From initial concept to final installation, we guide our clients through a process built on clarity, collaboration, and creative alignment.
Whether building from the ground up, renovating, or refreshing a space, we design homes that are guided by how our clients want to live and refined by the craft it takes to get there.

We call ourselves a design house deliberately.
A studio executes. A firm manages. A design house holds a point of view, one that is recognizable across every project, regardless of the client’s style or the size of the space. It means the work is anchored in something deeper than the moment: in art, in history, in the way culture shapes how people want to live.
It also means the relationship comes first. We do not take on projects we cannot fully inhabit. We do not design for portfolios. We design for people, and we see it through to the end that matters: the moment they walk through the door and feel that exhale of calm.
That is what a design house does. That is what we are.

With nearly 20 years operating at the highest levels of the tech industry, Nikki Thornton brings a rare blend of precision, discretion, and design instinct to The Lott Collective.
Her background in building companies, designing executive environments, and curating private residences informs a deeply intuitive approach—creating spaces that are both highly functional and emotionally resonant. Each project is grounded in a simple belief: that the spaces we inhabit shape how we feel.

JESS GREENWALT
With a formal design education and more than a decade in high-end residential design, Jess Greenwalt brings a disciplined, collaborative approach to The Lott Collective.
Her work is defined by clarity, restraint, and material integrity—approaching each project with structure and intention. Collaborating closely with architects, builders, and artisans, Jess ensures every detail is thoughtfully resolved, translating complex design decisions into cohesive, livable spaces that feel both refined and personal.
